Spec Laboratory & Office Fit Out

Building 9 at the Spring House Innovation Park was a 6-month interior fit-out to the first and third-floor shell spaces. The project aimed to create a spec laboratory for a future tenant.

With the second floor occupied, working on both the first and third floors of the building poses a unique challenge for the construction team. Their goal is to progress the construction schedule as efficiently as possible while minimizing impacts on the second-floor occupants. The team is accomplishing this by scheduling any impactful shutdowns/tie-ins during off hours and keeping the occupants as informed as possible by utilizing a construction risk matrix that highlights areas of work, impacts expected, and overall risk level.

The shell spaces required wall framing, drywall, HVAC, ductwork modifications, electrical lighting, data, power, sprinkler lines, flooring, and painting.

At the end of 2023, the Owner found a tenant, CodeBio and our team completed the fit out of the shell space to house their operations.
