Benchmark Real Estate acquired an existing 85,053 SF, 100% occupied industrial building on a 12.4-acre site in Forks Township, Lehigh Valley, PA, utilizing a joint venture partnership to secure the acquisition. As part of the transaction, Benchmark identified that the building’s sole tenant had outgrown its existing footprint. Benchmark and its partner structured a plan to expand the facility by 70,000 SF, consolidating the tenant’s off-site distribution operations under one roof and creating meaningful value for both the tenant and the asset. Upon completion of the expansion, the building will grow to approximately 155,000 SF of 100% occupied industrial space in a supply-constrained Lehigh Valley submarket.
