The following outlines the basic services provided during the construction phase of the project.

Setting Project Goals

Benchmark's project manager will be thoroughly familiar with the project's complexities because of his involvement during the preconstruction phase. Along with the superintendent, he/she will organize a series of preconstruction meetings with the design team and all the subcontractors. These meetings will be used to review the project's organization and lines of authority as well as establish project procedures and rules. More importantly, these meetings will be a forum to convey the preconstruction team's goals and objectives to those people who will be carrying out the work.

Scheduling and Monitoring the Project

Down to the smallest detail. Benchmark will develop a comprehensive construction schedule outlining all material requirements and construction activities. We will monitor and evaluate the progress of the work making sure that the "critical path" is always maintained. Our superintendent and field staff are always on site working to expedite production and insure compliance with "Benchmark Quality Standards". From our project manager to our laborers, our approach is one of "hands-on" leadership" by being involved, making decisions and resolving problems quickly. We set the pace which insures success.

Information and Documentation - Keeping You Informed

Benchmark maintains a current record of all related documentation both in our office and on site to keep it readily accessible when needed. We conduct weekly construction progress meetings which focus on action items for each of the involved participants. These action items are tracked and managed by the Benchmark team to insure their completion and control the job's progress. Detailed minutes help everyone involved stay focused on the job and invites input.

Establishing and Monitoring Quality

Benchmark utilizes its computerized systems to establish and expedite shop drawings and submittals in a timely manner. By personally checking all shop drawings and submittals, we can make the appropriate corrections and ensure proper and timely delivery of materials. Benchmark will also coordinate the testing of all required materials to meet both municipal and specifications requirements. All of this is done in coordination with Benchmark's ongoing quality control checks. During every operation, our superintendent checks layout and observes the process to make sure everything "measures up" to the "Benchmark Construction Standards".

Safety Program

Benchmark is committed to maintaining the safest job-site possible through our "Star Safety" program. Weekly tool box talks on all job-sites keep safety a top priority for all employees. Benchmark's Safety Director, along with the Superintendents, monitor all subcontractors for adherence to the safety program.

Job Cost and Accounting

Maintaining an accurate and up-to-date job cost accounting system is a key tool in the effective management of a project. This system allows for early detection of potential problems with a subcontractor or supplier so they may be averted before they occur.

Project Close-Out and Warranty

Benchmark will produce a detailed schedule of close-out activities. This close-out will start with the development of our own punch list as trades complete their work, not waiting until the very end of the project. We will coordinate and manage the start-up and testing of all mechanical, plumbing and electrical systems. Benchmark will collect and catalogue all operating manuals and assist in the training of owner personnel in the operations and maintenance of all systems. We will assist you in coordinating the occupancy of the facility; working with you to schedule the installation of all furniture and equipment. Finally, we will honor our responsibilities to ensure any and all warranty work is performed in a timely, efficient and non-disruptive manner.
